1. Pre-frame
"The process is an application, then this call, then we decide together whether it's a fit. I'm going to ask you about your situation first, because I can't tell you if this works for you until I understand it."
2. Situation
- "What are you doing for work right now?"
- "Have you tried anything in real estate before?"
- "What's your money situation, honestly?"
Ask that last one plainly. This buyer usually has nothing, and you need to know before you build desire you can't ethically close.
3. Problem
"What's kept you out of real estate up to now?"
4. Root cause
- "Where'd you get the idea you needed capital to start?"
- "What happened when you looked into it?"
- "What did you decide about yourself after that?"
The root belief, in whatever words they use: everyone making money in real estate already had money. That sentence is the whole call. Get them to say it.
5. Implication
- "How long have you been sitting outside of it because of that?"
- "What has that cost you, in years?"
- "What else does that belief touch, what you go after, what you don't?"
Silence.
6. Desired future and gap
- "If money and credit weren't the gate, what would you be doing?"
- "How far is that from now?"
7. Why now
"Why now, after all that time?"
8. Prescription
"The reason every version of this you've looked at needed capital or credit is that most models do. The middleman model doesn't need either. That's the entire point of it."
Then sell access and support, not curriculum. Hands-on mentorship with William's direct support, application to strategy call to close. This buyer has zero capital, zero credit and zero experience, so what they're buying is certainty and someone on it with them.
9. Price, then silence
"Five thousand."
Stop.
10. Payment and BNPL
Do not name a provider or a plan structure. Nothing is verified on his card. If they need options:
"Let me confirm exactly what's available and come back to you on this call."
Then check the card or ask in #full-team-chat. Quoting a provider that isn't live means a dead checkout with a sold buyer on the phone.
11. Objections
"I don't have the money."
Be careful and be honest here. Isolate first: "if the money were handled, is this something you'd commit to?" If they genuinely cannot pay, do not stretch them into it. This is the most financially vulnerable buyer on the sheet.
"I have no experience."
"Nobody in the program did. That's the reason William's on it with you."
"I need to think about it."
Validate, isolate, find the real one.
12. Close
"Yes and we get you started."
13. Never say
- No income promises, ever. This buyer is the most exposed on the whole sheet to an overpromise.
- Never fabricate a student result.
- Never quote inclusions, plans or financing that aren't confirmed on the card.
