# Closer Script: Ashley Jeffers

## Before you dial

- **This is an ENROLLMENT call, never a "free call."** Free-call framing pulls freebie seekers.
- **Ads are off**, they're on an organic pivot off a 7,000 person list, so expect warmer bookings who already know Ashley.
- Price was never on the webinar.
- **BNPL: Splitit and ClarityPay on Whop, Klarna on Stripe** (confirmed Aug 18, 2026). Two checkout paths, so know which link you are sending before you promise a provider.

## 1. Pre-frame

> "This is an enrollment call, so I'll be upfront: if it's a fit we'll talk about getting you started today. Before any of that I want to understand where you're at, because I can't tell you if this makes sense until I do. Sound good?"

## 2. Situation

- "What have you already tried in real estate?"
- "What are you doing for work right now?"
- "Why coliving specifically, out of everything you could have picked?"

## 3. Problem

> "What happened with the last thing you tried?"

Then let them talk. **This is the most important answer on the call.** This buyer is usually a nine-to-fiver priced out of traditional real estate who tried Airbnb, wholesaling or flipping and got burned.

## 4. Root cause

- "What were you told it would be, versus what it actually was?"
- "Where exactly did it fall apart?"
- "What did you do when it stopped working?"
- "So looking back, what was actually missing?"

**The root cause is nearly always the same:** they were handed information and left alone with it. Name that gently.

> "So nobody was checking your work. You bought material and then you were on your own with it."

## 5. Implication

- "What did that cost you, money and otherwise?"
- "What did it do to how you feel about trying the next thing?"
- "If you're in the same place a year from now, what does that mean for you?"

Silence. Do not rescue.

## 6. Desired future and gap

- "What were you actually trying to build? What does it look like when it's working?"
- "How far away is that from today?"

## 7. Why now

> "Why now? You've been circling this for a while."

## 8. Prescription

Three hooks, in her words.

> "Based on what you told me about [the burn], here's what matters for you."

1. **Someone tells you yes or no on the actual house.** "You stop guessing on the thing that cost you last time."
2. **Tenantly is included.** "It isn't for sale. Access comes with the program, that's the only way in."
3. **Done-with-you, not handed over.** "The thing that broke last time was being left alone with it."

The **$4,500 Accelerator** is the core program and includes the $997 course plus Tenantly. **$7,500 Premium** is the top tier with deeper access to Ashley. Lead with $4,500, ascend only on a budget signal plus a want for more of Ashley directly.

Sell **certainty**. That's what got taken from her last time.

## 9. Price, then silence

Stop talking.

**Ask before you send:**

> "Were you going to put this on a card, or would you rather spread it out? Because I've got a couple of ways to do it."

Then, once the isolator has come back yes:

> "You've got Splitit and ClarityPay, or Klarna if you'd rather go that route. Tell me which one and I'll send you the right link. You can run it and see what you're approved for in about a minute."

**Two things that will cost you the sale if you get them wrong:**

1. **Send the link that matches what you just promised.** If you say Klarna and send the Whop link, they land on a page without it and the momentum is gone.
2. **The Stripe pages display "Equity & Flow Co."**, not Ashley's brand. Say so before they click, and tell them that's what shows on their statement. A buyer who sees an unfamiliar business name at the payment step stalls, and sometimes disputes the charge later.

Never promise approval on any of them.

## 11. Objections

**"I bought a program before and it didn't work."**
> "I believe you, and I want to know exactly what happened." Listen properly. Then: "the difference here is nobody hands you material and wishes you luck."

**"Can I just buy the course?"**
> "You can, and it's included in this anyway. If information were the missing piece you'd already be doing it."

**"I need to think about it."**
> Validate, isolate: "if money weren't the factor at all, is this something you'd move on today?"

## 12. Close

Their why-now, back to them, then:

> "Yes and I'll get you enrolled and into the program this week."

**Not a fit:** the $997 Whop checkout.

## 13. Never say

- Never call this a free call.
- No income promises. Possibility framing only.
- Never fabricate a student result.
- Never promise Klarna and then send the Whop link, or Splitit/ClarityPay and send the Stripe link.
- Never promise approval on any financing option.
